A rapidly growing commercial corner in Sioux Falls, South Dakota, will soon be home to a franchise owner’s fifth Valvoline Instant Oil Change store in the city, reports Sioux Falls.Business.
In the past five years, the property on the northeast side of 41st Street and Ellis Road has seen massive growth, largely thanks to the first retailer to enter the scene, midwest grocery chain Fareway.
“Ellis Road has come a long way in the last half a decade,” said Ryan Tysdal, vice president of commercial real estate at Van Buskirk Cos., who represents Westown Marketplace. “The advantage of Fareway has shown what having a grocer in a development does. A 3-acre sale blossomed into 20 acres of commercial development.”
The latest additions to the property include a Taco Bell and a Valvoline Instant Oil Change—the latter of which will be Pete Nelson’s fifth store in Sioux Falls. He cited the surrounding tenants as a factor in why he chose to open up shop there.
He recently broke ground on the new store, and plans to construct a facility identical to his store on the east side at 41st Street and Veterans Parkway, and in the south near 85th Street and Minnesota Avenue. If weather permits, it could be open as soon as November, or spring at the latest.
“We’re probably a little early on this one—we were to the east and the west—but the city keeps expanding, so we’re just trying to keep moving along and make sure we’re there to serve our customers,” said Nelson.
